Idealis Cooption Rules and Regulations

Terms
Idealis: The Foundation
Cooption Building: Walstraat, Droevendaalsesteeg, Herenstraat 14, Vijzelstraat 10, Salverdaplein 17, Boterstraat 2, Oude Bennekomseweg 1, combi-rooms Haarweg and Binnenhaven.
Tenants: Persons who have rental agreements with Idealis for rooms in a cooption building.
Subtenants: Persons who temporarily rent rooms in a cooption building, based on an official sublet agreement, with permission from Idealis.
Commune: Tenants within a corridor or residential building in a cooption building.
For some of its buildings (Droevendaalsesteeg, Herenstraat 14, Vijzelstraat 10, Salverdaplein 17, Boterstraat 2, Oude Bennekomseweg 1 and Binnenhaven), Idealis offers tenants an opportunity to nominate co-tenants for rooms that will be vacant in their corridors.

The procedure for allocation of rooms to be vacated is as follows:


If a room becomes available in a corridor, Idealis will contact the representative or contact of the corridor in question, with a request to nominate a candidate within seven working days after the notice of termination date*.

If no one is nominated within the above term, the room shall be offered via the website, according to the offer model. The corridor may not refuse the candidate. In the event of non-cooperation, the commune may be held liable for the loss of rent.

* If the notice of termination takes place longer than one month in advance - one month before the room is actually vacated.

Options:

  • Provide Idealis with an advertisement as soon as possible. Idealis will place the advertisement on its electronic bulletin board. The corridor may arrange appointments with potential candidates. The name or names of new candidates must be given to Idealis within seven working days.
  • The commune already has someone in mind and gives this person's name to Idealis within seven working days.
Advertisement
The corridor in question sends the advertisement to Idealis by e-mail. You may decide on the contents yourself. You should indicate clearly the corridor concerned and make the ad as appealing as possible for persons looking for rooms. The ad should also mention an e-mail address by means of which the room hunter can contact you. Idealis will place the advertisement immediately on the bulletin board at its website, www.idealis.nl. The advertisement will be removed after seven days.

Contact
During this entire procedure, we would like to communicate with a single contact. This could be the corridor representative or someone else.

International students
In cases of international students, only one international student is allowed for each commune, as agreed with SFO.

Special circumstances
Idealis reserves the right, in cases of special circumstances in which there is an acute demand for housing, to allocate rooms directly. In such cases, the commune will be notified in advance.

Commune permission for sub tenancy
To enter into a sub tenancy agreement, besides the applicable Idealis rules and regulations for sub tenancy, a statement of approval from the corridor representative/contact is necessary.
