Guidelines for paintwork

The caretaker regularly receives requests from corridors who wish to paint or whitewash the dining room, part of the living room or other suitable rooms. Strictly speaking, the rental terms do not allow for this. In principle, Idealis does this work systematically. However, within the guidelines, we have allowed leeway for tenants to do some of their own paintwork in their corridors. These guidelines are only meant for the walls of the common areas. Whitewashing brick walls and ceilings in the common rooms is not permitted. These guidelines are listed below:

  • The walls to be whitewashed do not include the shower rooms, with or without wash basins and toilets.
  • Walls with texture finish, wallpaper (e.g. rauhfaser or fabric wallpaper) may be whitewashed.
  • Light colors should be used and the covering should only require one additional repainting.
  • The paintwork done by tenants should be applied evenly and only require one additional repainting.
  • The products should be suitable for the surface to which they are applied.
  • Tenants will not receive reimbursement for the products or restitution from the interior paintwork fund.
  • The caretaker can offer advice about products or the way in which the painting should be done.
  • The work done by tenants should not detract from the quality and ability to rent accommodations.
  • Wall paintings should always be within acceptable social norms; and therefore, not offensive in the sense of discriminatory, sexist or insulting to specific creeds and the like.
Before you start painting or whitewashing, you always have to ask permission from your caretaker. This to avoid difference of opinion.
