Do jobs yourself?If you wish to change something in your room or add something to the common rooms, we call this a Self-built Facility (SBF). You may only add SBFs after receiving permission from Idealis. For student units, we have reservations about this. For non-student units, depending on the type of accommodation, we will check whether permission will be given, along with applicable conditions. To apply for SBFs, you can pick up a form from the caretaker. SBFs in non-self-contained rooms If you have added an SBF in a non-self-contained room without receiving written permission from Idealis, the SBF will have to be removed when you vacate the room. Idealis advises tenants not to take over SBFs. Idealis cannot be responsible in case of damage or bodily injury due to inferior maintenance or construction. SBFs in self-contained rooms/combi accommodations An inspection takes place when tenants vacate self-contained rooms. If there is an SBF present, the caretaker will note it at that time. If no permission was granted for this SBF, the tenant will be asked to remove the SBF and return the rented room to its original condition. If you, as tenant, are not able to remove the SBF, we will do so at your expense. If the new tenant wants to purchase an SBF, Idealis cannot be held responsible for damage or bodily injury due to inferior maintenance or construction. Facilities referred to the facilities for disabled persons act If you have a disability and require a facility for this purpose in your accommodation, you may submit an application to the municipality. If the municipality approves the application, we will in principle grant permission, if it does not require any maintenance or expense on the part of Idealis. We will then arrange to have the facility installed in the accommodation. We will not replace the facility based on wear and tear or obsolescence. When the tenancy agreement ends, no compensation will be made for SBFs. We will judge whether the facility should be removed. Paintwork The caretaker regularly receives requests from corridor residents who wish to paint or whitewash the dining room, part of the living room or other suitable rooms. Strictly speaking, the rental terms do not allow for this. In principle, Idealis does this work systematically. However, within the guidelines, we have allowed leeway for tenants to do some of their own paintwork in their corridors. You can find the guidelines here. |
