The rent
The rent must be paid monthly in advance before the first of the month. The rent comprises two components, basic rent and a deposit on service costs.

  • Basic rent
    The basic rent is the price you pay for the exclusive use of your room and any common rooms.
  • Service fees
    Service fees are contributions for additional supplies and services. Among other things, the service charges include gas, water, electricity and minor repairs. They also include garden upkeep, radio and television reception and garbage removal. When signing the tenancy agreement, you received a specification of the service costs. The amount you pay monthly as a service charge is a deposit. These charges are settled annually, based on the actual costs incurred, calculated for the calendar year. If the actual costs are lower than the deposit amount, you will receive a refund from Idealis. It seldom happens that you would have to pay any additional amount.
Contract fee
A contract fee is charged for entering into a tenancy agreement. It amounts € 20.

Annual rent increase
A rent increase takes place annually on 1 July. This increase relates both to the basic rent and the service costs. The minister of Housing, Districts and Integration establishes the framework for basic rent increases. As of 1 July 2010, the rent increase amounted to 1,2 percent. Current tenants whose rent exceeds 80 percent of the maximum reasonable rent (Bassecour/Herenstraat and Pedelgebouw) receive rent freezes, until 80 percent of the maximum reasonable rent is reached. In this regard, inflation played a major role during the last year. The final settlement for the last year and an estimate for the coming year will be the determining factors in adjusting the service costs.

Returning deposits for cleaning and corridor cleaning
For many rooms, the 'refund for cleaning' is included in the service-cost component. This is an amount for cleaning the common rooms in a corridor. Nearly every corridor does its own cleaning of the common rooms. Idealis then refunds the cleaning charge every month to the corridor representative or the corridor account, if the rooms are cleaned well. The corridor representative will then distribute the cleaning money among the corridor residents who have contributed to the cleaning fund. If the cleaning is not done properly, no cleaning refund will be made. We are then entitled to call in a cleaning firm, the costs of which will be billed to the corridor.

Corridors not cleaned by the residents will be cleaned by a cleaning firm. This is included in the monthly rent as a service-cost component.
