Service costs

Administrative charges
These are expenses incurred by Idealis for administering the costs of deliveries and services and settling them with tenants.

Items billed through to tenants:
  • 2% of the total cost of the gas component
  • 3% of the total cost of the electricity component
  • 3% of the total cost of the water component
  • 4% of the total cost of the remaining components
Corridor inventory, international corridors
This includes several domestic appliances for general use in the common rooms, or in rooms in international corridors with their own kitchens. There are several international corridors at Bornsesteeg, Asserpark, Dijkgraaf and Hoevestein. The following appliances/items could be covered by the corridor inventory: refrigerator, freezer, cooker with or without oven, washing machine, vacuum cleaner, television with wallhandle, dining table and chairs.

Item billed through to tenants:
  • The cost of purchasing, installing, maintaining and replacing the inventory.
Waste product levy
The waste product levy for removal and processing of household rubbish is based on a municipal statute.

Item billed through to tenants:
  • The actual costs of the municipal levy per building.
Interior paintwork
These are the charges billed by Idealis for various paintwork in the common and sanitary rooms in the corridors, including limited paintwork in the rooms which, according to the Decision on Minor Repairs (section of the law), are for the account of tenants, but carried out systematically by Idealis.

Item billed through to tenants:
  • 50 percent of the costs incurred per building.
Caretaker
These are charges billed by Idealis for maintaining preventive surveillance in and around the buildings, for checking user and house rules and for various services, for which several caretakers are employed at the buildings.

Item billed through to tenants:
  • The total personnel cost of the caretakers in a ratio of 45 percent for the account of Idealis and 55 percent for the account of tenants per building.
Electricity
This entails electricity supplied for household use, for the common facilities such as elevators, lighting in the hallway, stairs, walkway and on the grounds and other technical installations for common use. The costs are distributed across the number of units per building.

Items billed through to tenants:
  • The cost of the electricity supplied
  • The cost of the network management
  • Energy tax
  • VAT
Gas
This entails gas supplied for cooking units, hot water-supply and heating of the accommodations. The costs are distributed across the number of units per building.

  • The cost of the gas supplied
  • The cost of the network management
  • Energy tax
  • VAT
Glass insurance
This is the group glass insurance that Idealis has taken out for its buildings.

Item billed through to tenants:
  • The insurance premium, distributed across all units of the buildings.
Room inventory
This is a package of inventory items that Idealis supplies to the "label" rooms. The package can include the following items: desk, desk chair, dresser, bed with springs, mattress, magnetic board, (door) clothing rack, wardrobe with drawers and mirror, pendant lamp, bookcase or bookrack.

Item billed to tenants:
  • The costs of purchasing, installing, maintaining and replacing the inventory.
Minor repairs
These are charges billed by Idealis for various maintenance complaints that, according to the Decision on Minor Repairs (section of the law), are for the account of tenants.

Item billed through to tenants:
  • Total cost charged by maintenance firms. The costs are distributed across all units of the buildings.
Loss due to vacancy
This is compensation that is billed for lost income of the service costs because of temporary vacancy.

Item billed through to tenants:
  • The actual costs of vacancy, with a maximum of 2 percent.
Participation costs
These are costs for supporting tenant participation.

  • Reimbursement for corridor representatives (100%)
  • The expenses of tenant representatives (100%)
Radio and television signals
These are costs that Idealis bills for delivering radio and television signals.

  • The costs charged by UPC for delivering radio and television signals.
Cleaning
These are charges that Idealis bills for cleaning the common areas in and around the building complexes and collecting garbage and paperwaste (where applicable). The costs are distributed across the number of units per building, based on the cleaning schedules and work descriptions.

Items billed through to tenants:
  • The costs of the cleaning firm
  • The cost of monitoring, supervising and planning of cleaning activities.
Refunds of cleaning deposit
Collecting and refunding cleaning deposits for the common rooms by tenants of each corridor.

Garden upkeep
The charges billed by Idealis for upkeep of the garden, replacement of dead vegetation, sweeping the streets and maintenance to property boundaries. The costs are distributed across the number of units per building, based on maintenance schedules and work descriptions.

Items billed through to tenants:
  • The charges of the maintenance firm
  • The cost of monitoring and supervision of the maintenance firm
Floor covering
The cost of supplying floor covering for the common hallways and/or alcoves in the corridors and rooms of the Droevendaal building.

Item billed through to tenants:
  • Based on annuity, the cost of supplying the floor covering. The following depreciation periods are used: seven years for carpeting and 10 years for vinyl and 15 years for marmoleum.
Water
The cost of water for household use.

Item billed through to tenants:
  • The charges billed by the water company.
Launderette
The cost of making the room available and management of the equipment. Only tenants of Marijkeweg may use the launderette.

Item billed through to tenants:
  • The cost of purchasing and maintenance of equipment in the launderette.
Statutory levies
The costs of taxes and levies imposed on the basis of provincial, municipality and water board statutes.

Item billed through to tenants:
  • The cost of water pollution levies (cost of purification).
