New legislation and new rental policy effective from January 1.

Starting from January 1, the valuation of non-self-contained rooms has been aligned with that of self-contained rooms. This means that the valuation (and thus the rent) of both self-contained and non-self-contained living spaces will be based on the same quality aspects.

What do we mean by 'quality'? This includes factors such as the greenery around the building, the shared garden, the shared kitchen, the common rooms in the building, and how many people share the kitchen and sanitary facilities. These factors are now weighted differently, which also affects the rent. And something new: for non-self-contained rooms, the energy label and the WOZ value are now also included in the rent calculation.

For self-contained units, the valuation has changed on just one point. For example, low energy labels now receive fewer points, while a good label receives more.

What does this mean for you?
If you already live with Idealis, your rent will not change. However, if you are moving or renting for the first time, you will be subject to the new rent prices.

For new leases, rent prices may vary depending on how the quality aspects now impact the price. Your rent might be slightly higher or lower.

Idealis values affordability. Living should be comfortable, without worries about excessively high rent prices. We try to keep living costs as low as possible.

With the new methodology for non-self-contained rooms, the maximum rent that can be charged has significantly increased. This is determined by the government. We have adjusted our rental policy to keep the living costs affordable. For some rooms, rent allowance will help keep living costs manageable. For these rooms, the rent will not increase or will only increase slightly. Additionally, to keep rooms where no rent allowance can be applied affordable, Idealis will charge 60% of the maximum rent, rather than the full amount.

On average, living costs will not increase much. However, if rooms have more quality, this will lead to higher costs. On the other hand, there are also complexes and rooms with lower quality where the costs will be lower.

Tenant Organization SFO
The rental policy and the new system of property valuation have been discussed with the tenant organization (SFO). Before finalizing the rental policy, we presented it to the SFO and incorporated elements from their advice into the final policy. The SFO has agreed to the rental policy.
