Housing fraud

At Idealis, we believe student rooms should go to those who truly qualify for them. Housing fraud undermines that. It causes nuisance, insecurity, and unfairness. That’s why we take it seriously. Together, we can keep living enjoyable and safe!

What is housing fraud?

Housing fraud means that a room is not being used as it should be. This can happen in two ways:

Unlawful renting
This means someone is living in a student room without being entitled to it. Examples include:

  • Not having your main residence: you rent a room, but you don’t live there.
  • Fraud in allocation: you have provided incorrect, incomplete, or falsified information or documents, for example during the room allocation or during a campus check.

  • Illegally remaining in the room: you continue living in the room even though you're no longer entitled to it.

Improper use
This means the room is being used for purposes other than intended. Examples include:

  • Illegal subletting: you rent out the room to someone else without our permission.

  • Overcrowding: too many people living in one room.
  • You use your room as a storage space.
  • The room is used for activities that are illegal, such as drugs or cannabis.

  • Improper use of the room, such as prostitution.
Why is housing fraud a problem?

Housing fraud is prohibited and can also be dangerous for yourself and those around you. It causes nuisance, social insecurity, and an unsafe living environment. Studying should be enjoyable and safe, which is why Idealis does not tolerate housing fraud.

Signs of Housing Fraud
  • The tenant is never seen.
  • Curtains are always closed, and mail piles up.
  • Strange smells or noises.
  • Too many people living in one room.
  • Visitors at odd hours.
  • Moving activities in the middle of the night.
What does Idealis do about housing fraud?

When we identify housing fraud, we take immediate action to resolve the issue and clearly communicate the consequences.

Investigation and collaboration

We work together with support services, the police, and the municipality to detect housing fraud. We gather information and determine whether housing fraud is taking place.

Termination of the tenancy agreement

If we identify housing fraud, we immediately terminate the tenancy agreement. This means the tenant must vacate the room and the rental contract is ended.

Legal actions

If necessary, we take the matter to court. In such cases, we request that the costs and any damages be recovered from the tenant.

Negative landlord statement

The tenant receives a negative landlord statement. This may affect future rental or purchase agreements, as this information can be requested by other landlords.

Fine

In addition to terminating the tenancy agreement and taking other legal steps, we may also impose a fine if the tenant has violated the rules.

Recovering damages from the tenant

If housing fraud causes damage, the tenant is responsible for covering the costs. In cases of illegal subletting, we may also reclaim any money the tenant earned from it.
